A manicured compound with both golf course and ocean views is poised to shatter sales records on the Island of Enchantment.
Set within Dorado Beach, a Ritz-Carlton Reserve in Puerto Rico, the East Beach mansion crowns one acre of land with 17,000 square feet of sleek, light-filled interiors. The eight-bedroom residence is being offered by Duty Free Americas magnate Simon Falic and his wife, Jana Falic, who bought the property on a whim in 2015 after falling in love with the island on their second visit. The couple also maintains homes in South Florida and Jerusalem.
They custom designed their gargantuan getaway in Puerto Rico with multigenerational living in mind, according to listing agent PaulaSuzanne Lapciuc of Puerto Rico Sotheby's International Realty. If the three-story abode sells for close to its asking price of $65 million, it will more than double the current sales record for the island, the brokerage confirms.
A stone pathway stretches across a shallow pool at the entrance, where double doors open into the ocean-view foyer. Further in, a vast wall of floor-to-ceiling windows allows natural light to stream into the great room with soaring ceilings over 22 feet high. The formal dining room nearby seats over 20 guests alongside tropical vistas, while Wolf and Sub-Zero appliances dot the chef's kitchen with an onyx-topped island, next to a breakfast area.

Those in favor of alfresco meals can easily host friends and family along the expansive covered patio, which is accessible via sliding doors on the main floor. Outdoor dining and lounge areas are set near a summer kitchen with Brazilian churrasco and Argentine gaucho grills. A massive pool highlights the rear as well, with gob-smacking vistas of the ocean over the resort's 18-hole golf course that was originally designed by Robert Trent Jones, Sr.
Three guest bedrooms span the main level, while five suites, plus a casual family lounge, are located on the second floor, each with a private bath and balcony. What the primary suite lacks in character, it makes up for with an ocean-view terrace, outdoor shower, and two walk-in closets. The third floor is currently configured as a private office that runs along a 1,000-square-foot terrace with a hot tub.
Other highlights include a movie room, a reading den, a half basketball court, and a four-car garage. Owners also gain full access to the Ritz-Carlton's slate of amenities, too, including two professional golf courses, a fitness center, a sports hub, and an aquatic park.
